1. GENERAL TERMS

1.1 About CHINOOK Property Ready CHINOOK Property Ready is a sole proprietorship owned and operated by Chloe-Laetitia Thomas, based in Bragg Creek, Alberta. Services are provided in partnership with Robin Colas of PEAK Handyman Services for certified maintenance work. We provide property monitoring, preventive maintenance inspections, and home readiness and rental turnover services in the Foothills and Rocky View regions surrounding Calgary.

1.2 Scope of Services CHINOOK Property Ready provides visual inspection, monitoring, coordination, and readiness services as described in the applicable service plan. We are not a licensed home inspector, real estate professional, structural engineer, electrician, plumber, or legal advisor. Services do not replace professional trade assessments, real estate home inspections, or legal documentation.

1.3 Service Agreement A signed service agreement is required before any service begins. The agreement is binding upon signature by both parties.

1.4 Quotes and Pricing All quotes are provided free of charge and are valid for 30 days from the date of issue. Final pricing depends on property size, location, service scope, and zone. Travel surcharges apply as follows:

  • Zone A — Bragg Creek and Redwood Meadows (0–30 km): no surcharge

  • Zone B — Cochrane, Millarville, Priddis, Pirmez Creek, Harmony (30–60 km): +$35 flat surcharge

  • Zone C — Beyond 60 km: quoted individually at booking

1.5 Additional Time Each service plan includes a base amount of on-site time. If additional time is required, it is billed at $75/hr. The client will be notified before additional time is logged.

1.6 Payment Payment is accepted by credit card or e-transfer. Invoices are issued through Jobber.

  • One-time services: payment due upon receipt of invoice.

  • Recurring monitoring plans: first month billed upfront before service begins. Subsequent months billed at the start of each billing period.

  • Commitment plans: first payment due before service begins. Schedule outlined in the quote.

  • Overdue invoices beyond 14 days may result in suspension of service.

1.7 Liability CHINOOK Property Ready performs non-invasive visual inspections and readiness services. We are not responsible for pre-existing conditions, hidden defects, or issues not visible during a standard walkthrough. We are not liable for damage caused by events outside our control, including extreme weather, structural failure, utility failure, or third-party contractor work. It is the client's responsibility to act on reported issues.

1.8 Access and Entry The client is responsible for providing safe, legal access to the property. Access arrangements must be confirmed before the scheduled visit. CHINOOK Property Ready will not force entry under any circumstances. If access cannot be obtained on the day of a scheduled visit through no fault of CHINOOK Property Ready, the visit will be treated as a same-day cancellation.

1.9 Confidentiality All client and property information is treated as confidential. Property details, access codes, and client contact information are not shared with third parties except where required to perform the agreed service.

1.10 Photography and Reporting Photos taken during service visits are used solely for reporting and documentation purposes. They are not published or shared publicly without the client's explicit written consent.

1.11 Governing Law This agreement is governed by the laws of the Province of Alberta, Canada.

2. PREPARATION SERVICES | Applies to: The Breeze, The Shift, The Reset, The Seasonal

2.1 Service Descriptions

The Breeze — Starting at $95, includes 1 hour on-site. Full home airing and refresh, cleanliness and condition check, basic staging, fridge reset, water systems check, temperature and HVAC adjustment, exterior quick tidy.

The Shift — Starting at $95, includes 1.5 hours on-site. Cleaning, linen and towel reset, restock check, light maintenance check, climate set, entry readiness, damage and missing item reporting, photo report on completion. For properties with 3+ bedrooms, cleaning is coordinated through a partner cleaner and billed separately.

The Reset — Starting at $95, includes 1 hour on-site. Move-out condition assessment, detailed reporting with photos, minor repairs and adjustments, key handoff and lock reset coordination, move-in readiness check.

The Seasonal — Starting at $175, includes 2 hours on-site. Warm Pack (spring/summer) and Cold Pack (fall/winter) as described in the service plan.

2.2 Cancellation Policy — Preparation Services

The Breeze and The Shift:

  • 72 hours or more: no charge

  • 24–72 hours notice: 50% of base rate

  • Under 24 hours: 75% of base rate

  • Same day / no-show: full base rate

*If a partner cleaner has been engaged and the booking is cancelled inside 72 hours, the partner cleaner coordination fee is charged in full regardless of when the cancellation occurs. This fee will be communicated at the time of booking and confirmed in the quote.

Additional note: The Shift is particularly time-sensitive due to STR check-in windows. Same-day cancellations block scheduling that cannot be recovered. STR hosts are strongly encouraged to book as early as possible.

The Reset:

  • 48 hours or more: no charge

  • 24–48 hours notice: 50% of base rate

  • Under 24 hours: 50% of base rate

  • Same day / no-show: 75% of base rate

The Seasonal:

  • 48 hours or more: no charge

  • 24–48 hours notice: no charge

  • Under 24 hours: 50% of base rate

  • Same day / no-show: 75% of base rate

3. PREVENTION SERVICES | Applies to: Basic PMI, Proactive PMI

3.1 Service Descriptions

Basic PMI — Starting at $150, includes 1 hour on-site. Exterior visual inspection, interior room-by-room walkthrough, seasonal risk identification, written inspection report with photos, prioritized findings, and recommended next steps. Required before any monitoring plan of 2 months or more (10% discount applied). Included at no cost for plans of 6 months or longer.

Proactive PMI — Starting at $225, includes 1 hour on-site. Everything in the Basic PMI plus on-the-spot minor repairs and adjustments, low-risk maintenance corrections, hardware and fixture optimization, standard consumables replacement, and up to 30 minutes of repair time. Performed by Robin Colas / PEAK Handyman Services.

3.2 Scope Limitation PMI services are visual, non-invasive inspections. They do not constitute a certified home inspection for real estate purposes, a structural assessment, or a mechanical or electrical certification.

3.3 Cancellation Policy — PMI Services

  • 48 hours or more: no charge

  • 24–48 hours notice: 50% of base rate

  • Under 24 hours: 75% of base rate

  • Same day / no-show: full base rate

4. PROTECTION SERVICES | Applies to: On-Demand Care, Essential Care, Active Care, Extended Protection, Ultimate Protection

4.1 Service Description Property Monitoring / Home Watch consists of scheduled interior and exterior visual inspections during periods of vacancy. Every visit includes a written report with timestamped photos delivered to the client upon completion.

4.2 Plans

  • On-Demand Care: starting at $75 per visit. No commitment required.

  • Essential Care: starting at $285/month. 1 visit per week, up to 4 visits per month.

  • Active Care: starting at $575/month. 2 visits per week, up to 8 visits per month.

  • Extended Protection (3-month): Essential or Active Care rate with 10% discount.

  • Ultimate Protection (12-month): Essential or Active Care rate with 20% discount.

4.3 PMI Requirement A Basic PMI is required before starting any monitoring plan of 2 months or more. For plans of 6 months or longer, the Basic PMI is included at no additional cost.

4.4 Insurance Monitoring visit reports provide timestamped, documented records of property condition that may support insurance requirements for vacant properties. CHINOOK Property Ready does not guarantee compliance with any specific insurance policy. Clients are responsible for confirming vacancy check requirements directly with their insurance provider.

4.5 Cancellation Policy — Monitoring Plans

On-Demand Care: cancel or pause at any time. Individual visit cancellation with under 24 hours notice: 50% of per-visit rate. Same day / no-show: full per-visit rate.

Essential Care and Active Care: cancel before billing period begins at no charge. Cancel mid-month: remainder of month forfeited, no partial refund.

Extended Protection and Ultimate Protection: cancel before service begins at no charge. Cancel mid-term: discount forfeited and standard monthly rate applies to completed months. Remaining months are not billed.

5. ADDITIONAL & OPTIONAL SERVICES

5.1 Optional Add-Ons Optional add-on services are quoted separately and require client approval before proceeding.

5.2 Third-Party Reimbursement Where CHINOOK Property Ready purchases goods or supplies on the client's behalf, the full cost is reimbursed by the client in addition to any applicable service fee. Receipts are provided upon request.

5.3 Contractor and Cleaner Coordination Third-party contractors and cleaners are independent of CHINOOK Property Ready. Their fees are billed separately. CHINOOK Property Ready is not responsible for the quality of third-party work.

5.4 Supervision Contractor or cleaner supervision is billed at $75/hr, including wait time.

6. AMENDMENTS

CHINOOK Property Ready reserves the right to update these terms and conditions. Clients will be notified of material changes before their next service period. Continued use of services following notification constitutes acceptance of updated terms.
