Property Monitoring / Home Watch

Reliable oversight for vacant and seasonal homes.

Scheduled interior and exterior visual inspections to monitor your property's condition while it's unoccupied. Every visit is fully documented with a written report and photos, giving you a clear, timestamped record of your property's condition.

Many home insurance policies require documented vacancy checks. Our visit reports can support those requirements, though we recommend confirming specifics with your provider.

FAQs

Home watch is a scheduled, documented visual inspection of a vacant property carried out by a trusted service provider. It is not a security guard service and does not involve 24/7 surveillance. It means a real person visits your property on a set schedule, walks through interior and exterior areas, checks key systems, documents what they find, and reports back to you. You get eyes on your property without having to be there yourself.

What is home watch exactly?

1

How do I know a visit actually happened?

2

Every visit produces a written report with timestamped photos sent to you directly after completion. You will always have a dated, documented record of what was checked and what was found. No visit happens without a report, that is our standard on every plan.

Does this service meet my insurance requirements?

3

Many home insurance policies require documented vacancy checks at set intervals when a property is unoccupied for an extended period. Our visit reports provide a clear, timestamped record that can support those requirements. That said, insurance policies vary, we recommend confirming the specific frequency and documentation requirements directly with your provider before your vacancy begins. We do not guarantee compliance with any specific policy.

What happens if you find an issue during a visit?

4

You are notified immediately, not in the next scheduled report, right away. The issue is documented with photos and a clear description. Depending on the severity, we can coordinate next steps with a local contractor or refer the situation to Robin at PEAK Handyman. No repair work is initiated without your explicit approval. You stay in control.

Can I pause or cancel my monitoring plan?

5

On-Demand Care has no commitment, book as needed. For Essential and Active Care monthly plans, we ask for reasonable notice before pausing or cancelling. Commitment plans (Extended and Ultimate Protection) are priced with a discount in exchange for the term, cancellation mid-term may affect the discounted rate. Full terms are outlined at booking.

Can visit frequency be adjusted after I start a plan?

6

Yes. If your situation changes, your vacancy extends, your risk level changes, or you simply want more or fewer visits: contact us and we'll adjust. Plans are designed to be flexible. We'd rather adapt than have you on a plan that no longer fits your needs.

Do you coordinate directly with my insurance company?

7

No. We provide you with the visit documentation — reports, photos, timestamps. What you do with that documentation is between you and your insurer. We do not contact, negotiate with, or make representations to insurance companies on your behalf. If your insurer has specific format requirements for vacancy check documentation, let us know at the start and we'll do our best to accommodate.
