Preventive Maintenance Inspections (PMI)

A PMI is a structured, documented walkthrough of your property designed to identify maintenance risks before they become expensive repairs. Each inspection includes a written report with photos, prioritized findings, and recommended next steps. Two levels available depending on your property's needs and the scope of work required.

BASIC PMI

Performed by Chinook Property Ready

Starting at $150 per assessment

INCLUDES:

  • Exterior visual inspection
    Visible exterior elements: siding, roofing (from ground), drainage, and general condition.

  • Interior room-by-room walkthrough
    Systematic assessment of all accessible areas to identify visible concerns.

  • Seasonal risk identification
    Common risk factors including freeze exposure, moisture, ventilation issues, and general wear.

  • Inspection report
    Written summary with photos, prioritized findings, and recommended next steps, including quotes where applicable.

A Basic PMI is required before booking any home monitoring plan of 2 months or more (10% discount applied). Included at no additional cost with vacancy plans of 6 months or longer.

PROACTIVE PMI

Performed by Robin Colas - PEAK Handyman (certified)

Starting at $225 per assessment

INCLUDES EVERYTHING IN THE BASIC PMI, PLUS:

  • On-the-spot minor repairs and adjustments
    Simple corrective tasks completed during the visit: tightening, securing, leveling, replacing standard consumables.

  • Low-risk maintenance corrections
    Immediate resolution of non-invasive issues identified during the inspection to prevent further deterioration.

  • Hardware and fixture optimization
    Adjustment of doors, hinges, handles, cabinet hardware, and similar components.

  • Standard consumables replacement
    Such as light bulbs, batteries, and protective pads; owner approval required for items exceeding a pre-set threshold.

  • Repair time allowance
    Up to 30 minutes of minor repair time included in the base rate. Work beyond that scope is quoted separately before proceeding.

  • Completed actions report
    Final report reflects both identified issues and corrective work completed — full transparency on what was found and what was fixed.

Additional repairs or materials beyond the included allowance are quoted separately and require your approval before any work proceeds.

Is a PMI the same as a home inspection?

No. A home inspection is a one-time assessment typically done at the point of buying or selling a property, carried out by a certified home inspector. A PMI is an ongoing maintenance tool; a structured checkup designed to catch wear, seasonal risks, and developing issues before they become costly. It is not a real estate transaction document and does not replace a certified home inspection.


Do I really need a PMI before leaving my property vacant?

It's the single most effective thing you can do before an extended vacancy. A PMI identifies risks (a slow leak, a faulty seal, a ventilation issue) that are minor when caught early and expensive when discovered months later. For monitoring plans of 2 months or more, a Basic PMI is required before we begin. For plans of 6 months or longer, it's included at no additional cost.


What is the difference between the Basic and Proactive PMI?

The Basic PMI is a thorough inspection and report: we identify what needs attention and document everything with photos and written findings. The Proactive PMI includes everything in the Basic, plus on-the-spot minor repairs and adjustments completed during the same visit by our certified handyman. If you want issues identified and resolved in one appointment, the Proactive is the right choice.


Who performs the inspection?

Basic PMIs might be performed by Chloe, co-founder of Chinook Property Ready. Proactive PMIs are performed by Robin Colas of PEAK Handyman, a certified maintenance specialist and co-founder of Chinook Property Ready. If Robin is unavailable for a Basic PMI, Chloe covers it, the scope and report standard remain the same.


What happens if serious issues are found during the inspection?

You are notified immediately. The issue is documented in the report with photos and a clear description. If the work falls within PEAK Handyman's scope, we can provide a separate quote. If it requires a licensed trade (electrician, plumber, structural) we flag it and recommend you engage the appropriate professional. We do not proceed with any repair work beyond the agreed scope without your explicit approval.


How often should a PMI be done?

At minimum, once a year. We recommend scheduling before any extended vacancy and after significant seasonal transitions, particularly fall, before freeze risk sets in, and spring, to assess any winter damage. Properties that operate as short-term or long-term rentals benefit from more frequent inspections aligned with tenant turnover.


Can I book a PMI without booking a monitoring plan?

Yes. A PMI is a standalone service and can be booked independently at any time. Many clients book a PMI as an annual routine regardless of whether their property is vacant. If you do decide to add a monitoring plan afterward, the PMI fee applies toward your first month.
